The Opportunity
The Dynamic Spaces team at Dexus are responsible for delivering Casual and Short-Term leasing arrangements that boost occupancy and shopper engagement. We provide creative and flexible retail arrangements in the short-term to pursue long term client, shopper and centre objectives. Dynamic spaces can include Product Launches, Pop-Up Stores & Displays, Digital Signage, Exhibitions, PR & Media events, Sampling, Activation + more!
Reporting to the National Leasing Manager, Leasing the Leasing Executive – Casual Spaces will coordinate and deliver leasing outcomes for a variety of CBD assets, including the renown QV precinct. On a lesser scale, you will also lead leasing outcomes for Perth’s Ocean Keys Shopping Centre. You will drive new business, develop leasing strategies, handle contract negotiations, and build strong relationships with customers. Please note this is an initial 6 month contract, with the possibility to extend.
You will make an impact by:
- Achieve revenue targets for Casual Mall and Short-Term Shops through recurring activations and new retail opportunities.
- Source and convert leads via targeted outreach and relationship-building.
- Negotiate and finalise commercial terms aligning with revenue goals and asset planning.
- Maintain high occupancy rates meeting revenue targets.
- Balance short-term activations with long-term leasing priorities.
- Collaborate with Tenant Leasing, Centre Management, and Marketing Teams to align activations with commercial strategy.
- Use short-term pop-ups to test potential long-term tenants.
- Manage the full licensing process from inquiry to operational delivery.
- Ensure activations comply with legal, financial, and operational requirements.
- Monitor arrears and payment collections, escalating issues as needed.
- Maintain accurate CRM records to track deal performance.
- Develop strong relationships with retailers, brands, agencies, and internal teams.
- Act as the primary liaison between short-term occupants and internal stakeholders.
- Provide regular reports on revenue performance, occupancy trends, and opportunities.
About You
You are passionate about Australian brands and retail businesses and can balance the demands of Business Development, with nurturing relationships and sales related administrative activities.
You will bring:
- 3 + years’ sales and negotiation experience.
- Experience in Real Estate or Property Management – this could be retail, commercial, media or even residential.
- Experience in business development, with a track record of sourcing and converting leads into revenue-generating activations.
- Familiarity with CRM systems (e.g., Salesforce, Yardi) and financial processes related to licensing, invoicing, and arrears management.
- Proven ability to execute leasing transactions and negotiations.
- Ability to prioritise tasks effectively, working across a high volume of transactions.
- Excellent interpersonal and relationship-building skills.
- Strong negotiation and influencing skills.
- Excellent organisation skills and attention to detail.
- Sound verbal and written communication skills.
- Proactive approach and ability to establish relationships with stakeholders.
- Team player with the ability to handle competing priorities.
