The Role
The Asset Performance Officer (Building Maintenance Inspector) will undertake and report on field inspection activities/outcomes to scope and monitor the delivery of work and then verify contractor compliance with maintenance contract requirements. Responsible for the delivery of the maintenance service programs and to provide efficient and effective professional services for the delivery of the RAPM contract. This role does not manage staff and reports into the Asset Performance Supervisor.
Key Accountabilities
- Deliver timely, accurate and effective scoping of building maintenance works.
- Develop, implement and manage a planned maintenance program using Property Assessment Survey data and local knowledge for allocated properties.
- Ensure appropriate delivery of works and develop action plans to address work issues when necessary.
- Ensure compliance with Australian Building Codes, Housing Portfolio standards, policies and contract requirements when assigning work to contractors.
- Conduct inspections whilst maintaining records of these inspections and required actions.
- Build and maintain positive relationships with contractors to facilitate effective inspection and maintenance programs.
- Identify and resolve compliance issues in collaboration with contractors, issuing necessary notices when required.
- Report emerging issues to management.
- Interact with tenants on a regular basis and balance tenant issues with the need to meet inspection program requirements.
Criteria
Experience with compliance inspections of building essential services is highly preferred, but not mandatory. To be considered you must have:
- an understanding of the Australian Building Codes, Australian Standards, Government or commercial probity and contracting standards.
- qualifications or experience in building maintenance or building construction.
- inspection experience including the measurement of performance against standards.
- a current AU driver’s license is mandatory.
