**Position Overview:**
A live-in caretaker is required for the GKC Dog Showgrounds and Caravan Park, ideally suited for a retired individual or couple seeking to stay active and reduce living expenses. This position comes with a one-bedroom self-contained accommodation, with electricity and water included.

**Primary Responsibilities:**

**Grounds Maintenance:**
- Mow, fertilize, and water ring areas to maintain suitable conditions for conformation shows.
- Maintain carpark and general areas outside the ring locations.
- Ensure fields are in acceptable condition for events, weather permitting.
- Clear stormwater drains, both in-ground and above-ground.
- Maintain boundary fences by clearing excessive vegetation.
- Remove noxious weeds from the grounds when identified.
- Keep gardens weed-free, upgrade plants as necessary, and prune trees and shrubs.
- Notify Kennel Club representatives of any unsafe trees and coordinate necessary work with the Gunnedah Council.

**Cleaning & Rubbish Collection:**
- Clean all windows, walls, floors, and finishes in main buildings, meeting rooms, and toilets.
- Ensure stock of cleaning supplies and maintain a chemical register, including Safety Data Sheets.
- Collect refuse after events and between multi-day events.
- Empty and clean bins as required, maintaining them in serviceable condition.
- Empty waste into industrial bins provided by GKC.

**Event Support:**
- Set up rings for shows as per the club’s allocation.
- Control lights for night shows, as directed by the event manager.
- Ensure toilets are clean and operational during events.
- Maintain and operate the public address system.
- Assist with ground and equipment-related issues during events.

**Equipment Maintenance:**
- Oversee the operation, servicing, and maintenance of equipment, including service pumps.
- Maintain an equipment register for servicing intervals, running times, and maintenance.
- Ensure fire safety equipment is compliant with legislation, with certificates of inspection and registers kept on-site.
- Organize pest control and waste management services, ensuring compliance with government regulations.

**Caravan Park Management:**
- Register visitors and direct them to their appropriate locations.
- Collect and bank monies on a daily or weekly basis.
- Provide excellent customer service, being friendly and approachable.

**Ideal Candidate:**
- Preferably retired or semi-retired individual(s).
- Ability to handle physical tasks related to groundskeeping and equipment maintenance.
- Good organizational skills to maintain registers and schedules for maintenance and inspections.
- Friendly and approachable for customer service interactions at the pet friendly caravan park .
