We are seeking an energetic and driven Property Manager to oversee the day-to-day operations of commercial properties in Brisbane while fostering business growth. Primary Focus: 50% Property Operations & Tenant Engagement 50% Business Development & Client Relations
Key Responsibilities:
Property Operations & Tenant Engagement:
Maintenance & Inspections: Work alongside our facilities management team to oversee reactive and preventative maintenance to ensure properties remain in top condition. Conduct regular inspections, promptly address issues, and ensure compliance with safety and maintenance standards. Tenant Relations & Communication: Act as the primary contact for tenants, body corporate, and landlords. Respond to inquiries, resolve complaints, and maintain strong tenant relationships to ensure satisfaction and retention. Lease Renewals & Terminations: Manage lease renewals and coordinate lease terminations. Oversee entry and exit inspections, ensure properties are move-in ready, and manage any necessary repairs or make-good requirements. Contractor Management: Maintain relationships with contractors to ensure timely and quality completion of maintenance and repairs. Source and vet new contractors when needed. Rent Collection & Arrears Management: Oversee rent collection, manage arrears, and collaborate with the accounts team to ensure timely payments. Follow up on overdue accounts as necessary. Expense & Budget Management: Review and approve property-related expenses to ensure they stay within budget. Justify variances and propose strategies to control costs. Annual Budget Preparation & Reconciliations: Prepare annual budgets for your portfolio and conduct reconciliations with assistance from our in-house accounting team.
Business Development & Client Relations: Client Acquisition & Portfolio Expansion: Actively seek new clients and opportunities to expand the portfolio. Engage with potential clients, property owners, and stakeholders to win new management contracts and drive business growth. Owner Reporting & Financial Management: Provide detailed monthly reports to property owners, covering performance metrics, income, expenses, and key issues. Work alongside the General Manager to offer insights and recommendations for property improvements and cost-saving strategies.
Work Environment: 50% office-based: property reporting and lease administration, communication with owners, and tenant inquiries. 50% field-based: site inspections and business development meetings.
Qualifications & Experience: Previous experience working in commercial real estate or a related field. Strong verbal and written communication, organizational, and problem-solving skills. Proficiency in Microsoft Office Suite and Trust Accounting Software; experience with Re-Leased is desirable but not required. A customer-first mindset and genuine passion for the industry. Valid driver’s license and a reliable vehicle. Non-negotiable soft skills: reliability, honesty, and professional integrity. You must be a proud but humble team player with an ownership mentality.
Remuneration: We offer a competitive base salary, uncapped commission, and performance bonuses.
