About the role
A Property Manager plays a crucial role in supporting the management of a commercial property portfolio. This role ensures the smooth execution of property-related tasks, including lease administration, tenant management, and financial coordination.
Key Responsibilities
As the Property Manager, your key responsibilities will include:
Lease & Tenant Administration
§ Manage a portfolio of commercial properties across NSW
§ Build and maintain strong relationships with tenants and contractors
§ Managing the end-to-end administration of lease contracts, ensuring all property-related documents are accurately maintained.
§ Monitoring and managing lease milestones, including expirations, renewals, compliance, and rent reviews.
§ Processing system requests to ensure accurate tenant billings, including lease variations, invoicing, and abatements.
§ Respond to tenant inquiries and resolve issues promptly
Financial Coordination
§ Responding to accounts payable enquiries and following up with debtors.
§ Raising purchase orders for operational, management, and capital expenditures.
§ Preparing and updating monthly and quarterly reports related to lease performance and financial data.
§ Prepare detailed property reports and recommendations
Facilities & Property Management
§ Coordinate and oversee repairs and maintenance, ensuring timely resolution
§ Coordinating reactive and preventative maintenance.
§ Conducting property inspections and manage multi tenancy commercial buildings.
§ Handling document filing, archiving, notices, and issuing correspondence.
Essential Requirements
§ Proven experience in property management (commercial or residential)
§ Valid driver's license and own vehicle
§ Strong knowledge of property management software
§ Excellent communication and negotiation skills
§ High attention to detail and organizational abilities
§ Problem-solving mindset with a proactive approach
Desirable
§ Commercial property management experience
§ Knowledge of commercial leasing legislations
