About the role
North Brisbane Rentals is seeking a motivated Property Inspection Manager to join our team based in Murrumba Downs, QLD. This hybrid part-time role is responsible for conducting regular property inspections for our residential leasing and property management portfolio based in Murrumba Downs, Griffin and Mitchelton. You will play a crucial part in ensuring the condition of our rental properties and maintaining strong relationships with both our landlords and tenants.
What you'll be doing
- Conduct thorough routine inspections of residential rental properties on a regular schedule.
- On occasions conduct exit inspections
- Identify and document any maintenance issues or concerns, and coordinate with the property management team to resolve them
- Liaise with tenants to schedule and complete inspections, providing clear communication throughout the process
- Prepare detailed inspection reports with photographic evidence, highlighting the property condition
- Support the property management team in addressing any tenant concerns or disputes related to property condition
- Ensure property smoke alarm compliance is adhered to and always maintained accordingly to legislative requirements
- Issuing water usage invoices to tenants.
What we are looking for
- 2+ years' experience in a property inspection or property management role
- Proficient experience in PropertyMe software (essential) and producing detailed reports
- Strong attention to detail and excellent observation skills to identify maintenance needs
- Excellent written and verbal communication skills to liaise with tenants and property owners
- Friendly and positive attitude
- Understanding of residential tenancy legislation and the rights and obligations of landlords and tenants
- A keen eye for detail and the ability to work independently to a high standard
- Valid Real Estate Licence or Certificate of Registration
- Current drivers license
- Must have own reliable transport
