The Role:We are seeking a dedicated Property Manager for approximately 10-15 hours per week to manage a small but growing portfolio of residential rental properties. The role requires a highly organised, self-motivated individual who excels in client relationships and problem-solving, while maintaining a strong focus on property compliance and operational efficiency.
Key Responsibilities: • Oversee the management of residential rental properties, ensuring they are maintained to the highest standards and comply with relevant regulations. • Conduct routine property inspections and communicate findings clearly to property owners. • Manage tenant inquiries, lease renewals, and maintenance requests, providing timely and professional responses. • Coordinate repairs and maintenance with contractors and ensure prompt resolution of issues. • Administer rent collection, monitor arrears, and follow up with tenants to ensure timely payments. • Prepare and process lease agreements, ensuring compliance with the Residential Tenancies Act 1997. • Manage tenant onboarding, including move-in and move-out inspections. • Advertise rental properties, arrange and conduct private inspections, and assist with lease signings. • Maintain accurate records of property details, financial transactions, and correspondence.
About You:
You are a strong communicator both written and verbal, passionate about property and have:
• Proven experience in property management or a similar role (minimum 1-2 years preferred). • Strong communication skills, with the ability to build rapport with both tenants and property owners. • Highly organised with the ability to prioritise tasks and manage competing demands effectively. • Knowledge of the Residential Tenancies Act 1997 and property management legislation in Victoria. • Ability to work autonomously and with minimal supervision. • A current Agent’s Representative Certificate (or willingness to obtain). • Driver’s license and access to a vehicle for inspections.
